Planning Department Update: March 2018
Good Afternoon Davidson Residents,
We’re reaching out to announce the introduction of the Planning Department “eCrier,” a message highlighting various plans, projects, and events currently or soon-to-be underway. Below you’ll find a list and short description of things that we’re working on, along with how to find additional information about each topic. We hope you find this information useful. - Town of Davidson Planning Department
1. Board of Commissioners’ Strategic Plan: At their January retreat the Board of Commissioners discussed a variety of topics including community engagement, historic preservation, and land use, among others. A draft of the Strategic Plan is located on the Board of Commissioners’ webpage. Staff is currently working with commissioners to further explore and implement several ideas related to the town’s land use strategy. Topics under consideration include: 2. Davidson Mobility Plan:
Revision of development processes; historic preservation; managing residential growth; the scale of future development; and, enhancing downtown.
The Mobility Plan began in early February with a Walking Tour and Community Conversation. These events offered citizens the chance to: Comment on existing plans; identify areas for improvement; and, learn about different strategies the town may consider to increase mobility opportunities for all users. At these events citizens suggested that additional opportunities for walking tours should occur. Staff is creating a plan for additional public engagement opportunities that will precede the upcoming charrette. Please see the project webpage to learn more: www.DavidsonMobilityPlan.com
. The website includes details on the plan and ways to get involved, including:
- Blog posts about transportation topics;
- A map that users can mark to show where improvements are needed;
- Walking tours to identify areas of concern and opportunities;
- Interviews with citizens;
- Stakeholder interviews with groups like neighborhood HOAs, businesses, and the college.
- A collaborative charrette where major topics and concepts related to the plan will be discussed and draft plans envisioned.
We hope to hear from you to make sure we have a list of priorities so we can make improvements as we go forward.3. Davidson Planning Ordinance Section 17 Rewrite (Watershed):
Since March 2017 staff have been working to draft text revisions to Section 17 of the Davidson Planning Ordinance
(DPO), which contains regulations governing land areas within town that lie within the Lake Norman watershed. In the past couple months staff have worked with citizens, the Davidson Board of Commissioners, the Planning Board and its ordinance committee (made up of citizen volunteers), and Mecklenburg County to further tailor the standards to fit Davidson’s unique circumstances while doing our part to safeguard our drinking water. . Citizens are welcome to learn more about the changes and offer feedback by attending the ordinance committee’s meeting on Monday, March 26, 2018, immediately following the monthly Planning Board meeting (and subsequent Board of Adjustment case).4. Board of Adjustment Case:
The Davidson Housing Coalition has applied for a variance to modify the stormwater control requirements for exceeding the 24% built-upon area limit, applicable to certain properties within the Lake Norman watershed. The project entails construction of one duplex on an existing site, with stormwater controls intended to capture runoff to the maximum extent possible for the proposed building as well as an existing building and parking lot. The case is scheduled for Monday, March 26, 2018, immediately following the monthly Planning Board meeting. To learn more, please visit the Board of Adjustment webpage
.5. Davidson Springs Public Input Session:
After a few iterations of informal plan review and revision, a formal application was submitted for this project near the southern end of James Alexander Way and Walnut Street. A Public Input Session will be held Monday, April 9, 2018 from 5:00-7:00 pm in the Board Room at Davidson Town Hall. The public is invited to attend to learn about the project and share their feedback. .6. Development Projects:
We’re often asked about various development projects across town. Did you know that the Planning Dept. website contains a dedicated webpage for each active project? And, in 2017 we updated the Development Projects Overview webpage
