Project Updates - September 2020

Mecklenburg County and town staff were alerted to a potential violation of the approved construction documents for Westbranch lots 1-10 (the northern most lots which back up to existing homes on Hudson Place) on 9/9/2020. Per the approved construction documents for Westbranch, existing trees outside of the 20’ undisturbed buffer on lots 1-10 are to be “selectively cleared on a case by case basis during final construction.” Town staff went out to the site to document trees that had been cut on these lots and a stop work order was issued by the town. This stop work order will not be lifted until a tree mitigation plan has been approved by the Town Arborist and any applicable fines per Davidson Planning Ordinance Section 15.3.1.C have been paid.

As proposed, the 170 acre WestBranch neighborhood would feature 306 housing units with +/- 88 acres of open space, yielding 1.8 units per acre with 51.7% open space. The breakdown of housing includes:

    • 107 Townhomes
    • 101 Detached (42’ wide lots)
    • 88 Detached (65’ wide lots)
    • 10 Detached (90’ wide lots)

The commercial component at the intersection of Davidson-Concord Road and Robert Walker Drive is proposed as a later phase of development.
